Construction Checklist
Use the checklist to learn what is required at each phase of your construction project.

​Planning Phase:
1. **Contact us on EVERY Project over $5 million** to determine eligibility for Ministry self-insured Course of Construction insurance.​
​
2. Contact us if the contract you are using is not listed on the Mandatory Contract Language webpage. We can craft the required Risk Provisions.
​
3. Let us know if your project includes/requires:
-
more than 36 months to finish project, OR
-
demolition work over $750,000, blasting over $750,000, caisson work, tunnelling, airport work (includes helipd), marine work, OR
-
new build more than 6 storeys AND mass timber, CLT (cross-laminated timber), glulam construction, OR
-
new build more than 15 storeys, any type of construction, OR
-
renovation that requires $25 million limit Wrap Up Liability coverage AND includes hot/torch-on roofing operations
-
more than 24 months Completed Operations Coverage, OR
-
Delay in Start Up coverage to finance repayment of money borrowed for the project, OR
-
the LEG 3 “improvement defects exclusion’.

Before Procurement
(Before seeking bids from interested companies, such as Professional Consultants, Construction Managers, Design-Builders, or General Contractors)
Use our Mandatory Contract Language in your solicitation for:

Consulting Professional (Design Services) with an Architect or Engineer

Construction Services with a Contractor, Design-Builder, or Construction Manager.​​

Before Construction Work Starts
(The construction insurance must be placed before work starts)

Projects with an estimated value under $5 million:
-
Construction insurance should be placed by the Constructor
-
The Construction Services contract should reflect the requirement for the Constructor to place the construction insurance.

Please contact us immediately if the contract requires the Owner to place the coverage.

Projects with an estimated value greater than $5 million:
-
Construction insurance should be placed by the Owner.

Refer to Construction Application Forms and Submission Times for the application form and minimum submission times required to place the coverage.

Important Notes:
-
It can take at least 6 weeks to place construction insurance coverage, however projects that require referral to the insurer can take longer.
-
If the estimated project value is greater than $50 million it can take 4+ months to place coverage.

Before Construction Insurance Ends
If you need more time to complete the project:

Contact us prior to the coverage expiry date.
If the project is complete:
-
Please let us know and send us the final project values within 30 days for the premium adjustment calculations.
If the building will not be used for the delivery of core educational services:

Please let us know. We may need to discuss Optional Property Program coverage for the completed building. Optional Property Program coverage is not automatic. There is an application process.
